Urban Homeworks is hiring an Asset Manager to join the Real Estate team in partnership and under the direction of the Real Estate Director. The primary role is to evaluate the physical product and operations of UHW’s diverse portfolio of scattered-site affordable housing communities to allow the organization to make well-educated financial decisions and fulfill strategic goals. The ideal candidate for this role should have knowledge and experience in non-profit affordable housing management and financing.

JOB RESPONSIBILITIES:
Asset Value Enhancement
Assure the continued value of the buildings through efforts including but not limited to: refinancing, implementing capital improvement programs; undertaking special marketing efforts; initiating negotiations for improved tax, insurance, and utility rates; and creating significant resident service programs.
Develop and manage capital improvement plans and apply for funding as needed.
Solicit and evaluate consultant proposals and work closely with them to ensure high-quality delivery of services, approval of documentation, and evaluation.
Property Management Oversight
Draft asset management/strategic business plan for each property and/or portfolio owned by the organization.
Bring property management plans into alignment with the organization’s general policies, procedures, goals, and values.
Advertise for potential property management contractors, conduct interviews, and provide recommendations to leadership; seek best aligned management entity for the property or portfolio.
Develop policies that will govern the work of the property management entity and monitor performance.
Performance Standards Development and Management
Review and prepare reports for leadership and the Board to include financial, physical, and operational performance monitoring; clearly identify problems and provide action plans to resolve issues.
Communicate routinely with all relevant stakeholders; ensure all required reports are prepared and submitted on time.
Provide support and coordination around various funding (both public and private) programs.
Lead monthly meetings with Property Management to ensure properties are well-maintained, resident requirements are met, reports are provided to lenders/partners, and appropriate services are rendered.
Property Acquisition and Disposition Consultation
Analyze properties under consideration for acquisition and development, reviewing through multiple lenses (financial, programmatic, physical, managerial, and strategic).
Manage onboarding of new assets.
Identify potential properties for sale within organizational goals, financial needs, and priorities and make sure sales take place in the best possible manner.
Create and implement strategic plans for disposition and assist in the selection of new operating partners.
REQUIRED QUALIFICATIONS:
Education and Experience:
Education or experience commensurate with the role. Strong knowledge and experience in non-profit affordable housing management and finance preferred.
Knowledge, Skills and Abilities:
Committed resolve for the Urban Homeworks mission, anti-racism practice, and housing justice.
Strong analytical, mathematical, data management, and problem-solving skills.
High level of familiarity and experience with housing development financial mechanisms and
Ability to model operating data, including cash flows and real estate issues.
Strong working knowledge of Microsoft Excel, as well as Word and Outlook, and ability to perform detailed reporting and financial analysis.
Strong software skills with ability to quickly learn and use property management database software; Yardi experience is a plus.
High degree of personal integrity, honesty, discretion, and financial
Strong knowledge and experience in non-profit affordable housing management and finance preferred.
Knowledge of HUD Section 8 and 236 verification processes preferred but not required.
Licenses and/or Certifications:
Must have completed COVID-19 vaccination and/or will have completed the vaccine before starting, unless an accommodation request is approved.
Valid driver’s license, access to reliable transportation, and the ability to meet Urban Homework’s driving record requirements.
